Electrical safety in Irish rental properties
Irish minimum standards require landlords to ensure electricity installations are maintained in good repair and safe working order. Working lights and sockets alone do not confirm that the fixed installation is safe.
Forward Electrical can inspect the installation, record its condition, explain any defects and complete the electrical work needed to address them.
EICR and completion certificates are different. An EICR reports on the present condition of an existing installation. A completion certificate relates to particular regulated electrical work that has been completed.

What are a landlord’s electrical responsibilities in Ireland?
Landlords must ensure electricity installations in rented accommodation are maintained in good repair and safe working order. The work needed to demonstrate or restore that condition depends on the property and installation.
What is a landlord electrical safety certificate?
The phrase is often used informally. For an existing electrical installation, landlords are usually referring to an Electrical Installation Condition Report, or EICR. A completion certificate is different and relates to specific regulated electrical work that has been completed.
Is an EICR the same as PAT testing?
No. An EICR assesses the fixed electrical installation, including circuits, wiring and the distribution board. PAT testing relates to portable electrical appliances.
Can you complete the repairs identified in an EICR?
Yes. Send us the report and we can assess the observations, explain the appropriate remedial work and provide a quotation.
Can you liaise directly with a tenant?
Visit details can be coordinated with the appropriate contact, but tenant notice, consent and access arrangements remain the responsibility of the landlord or property manager.
